Selling Your Property - Tips

I sometimes wonder how I would choose an agent if I didn’t work in the Real Estate industry.  What would I look for and do all agents look the same?

My suggestion as to some of the factors that a seller should be taking into account is how well the agent can canvas the following topics:-

  1. Who will buy my property?

At Andrews Property we will discuss with you what we believe the ‘footprint’ of your buyer is.  Once this has been determined we are then in a position to work out where to locate them to attract them to your property.

  1. What is the selling strategy?

Whereas some sellers have a choice of a number of strategies, there are some strategies that simply would not market your property with integrity.  The agents experience will assist in driving the correct marketing strategy:

  1. Time
  1. Presentation

It is important to be mindful of the little things just as much as the normal expected presentation guidelines.

  1. Sale Inclusions or Exclusions

It is very important to discuss and highlight any items being left in the property but more importantly, anything you may want to keep and take with you.  For example, a sentimental light fitting or your kids curtains – it is always best to highlight these items at the beginning rather than have to argue later in the transaction.
